Conservatory Roof Replacement Cost in Cork: A 2026 Price Guide

Most Cork conservatories I get called to have the same story: built in the 1990s or 2000s with a polycarbonate or glass roof, and now unusable for half the year — freezing in January, baking in any sun, deafening in rain, and leaking at the glazing bars. The walls and frames are usually fine. It's the roof that's failed, and replacing just the roof costs a fraction of rebuilding the room.

This guide is the price conversation I have with Cork homeowners every week: what a conservatory roof replacement costs in 2026, which of the three options actually makes sense in our climate, and the one structural check that decides whether a solid roof conversion is even possible on your frame.

Why do conservatory roofs fail in Cork?

Polycarbonate sheets have a working life of about 10–15 years. Cork's Atlantic weather shortens that: UV breaks down the outer surface, the sheets go brittle and discolour, the glazing bars' rubber seals perish, and the first driven-rain storm finds the gaps. Glass roofs last longer, but the sealed units mist up once the edge seals fail, and the same perished gaskets leak at the bars.

By the time we're called, most homeowners have already done a winter of “just don't use that room”. The choice then is re-sheet like-for-like, or fix the underlying problem: an uninsulated, poorly sealed roof over a room you want to actually sit in.

What are the three replacement options?

Solid roof conversion cost by conservatory size

The solid conversion is priced on roof area and frame condition. Typical 2026 ex-VAT ranges we quote in Cork:

That includes stripping the old roof, the insulated timber or aluminium structure, breathable membrane, tile or slate-effect finish to match your house, new guttering, plastered internal ceiling and recessed lighting prep. The structural check that decides everything

Older conservatory frames were engineered to carry lightweight polycarbonate, not a solid roof. Before any conversion quote, the frame's load capacity has to be assessed — the ring beam, the posts, and how the frame anchors to the house and base. Modern solid conservatory roofs use lightweight systems specifically designed for this, but on some 1990s frames the posts still need reinforcing or a new eaves beam fitted. Any contractor quoting a solid conversion without surveying the frame first is guessing with your house. Our survey, with photos and a written findings report, is free.

What moves the price?

• Frame condition. Sound frame and base: straightforward swap. Rotted sill plates or movement in the base: repair work before the roof goes on.
• Roof shape. Edwardian and lean-to shapes are simple. P-shaped, T-shaped and Victorian five-facet roofs have more valleys and junctions — more labour, more flashing.

• Internal finish. Plastered ceiling, downlights and painting are usually included in our quotes; some competitors strip these out to look cheaper.
• Coastal exposure. Harbour-town homes (Crosshaven, Kinsale, Carrigaline) get stainless fixings and upgraded detailing — roughly 10% more.

Do you need planning permission or building regs sign-off?

A like-for-like re-sheet (polycarbonate for polycarbonate) is normally exempt — it's a repair. Switching to a solid roof changes the thermal and structural character of the room and generally needs to comply with Building Regulations (Part L for insulation, Part A for structure). Keep the conservatory thermally separated from the house with its external-grade doors and it usually stays exempt from full planning; remove those doors to open it into the house and both planning and regs treatment change. Is a solid conservatory roof worth it?

If the alternative is a new extension, yes — a conversion lands at roughly a quarter to a third of extension money (see what full house extensions in Cork involve) and gives you a warm, quiet, usable room in under a week. If the conservatory itself is structurally tired — base movement, rotten frames, failed wall panels — put the money toward replacement instead.
