“How much will it cost to fix my roof?” is the first thing every Cork homeowner asks me on the phone, and the honest answer is: it depends entirely on what’s wrong up there. A single slipped slate and a full lead-flashing renewal are both “roof repairs”, but one is a couple of hundred euro and the other is well over a thousand. This guide gives you the real 2026 ranges we quote across Cork, so you know roughly what you’re looking at before anyone climbs a ladder.

Yours will vary with access, roof height and how much has been left to get worse — but this is a realistic place to start.

How much does a roof repair cost in Cork in 2026?

The table below is the honest starting point — the ex-VAT ranges we actually quote for the most common Cork roof repairs. Every figure assumes safe access from the roof or a ladder; where scaffolding or a powered platform is needed to reach the work safely, that’s added on top (see below).

What do individual roof repairs cost by type?

Slate and tile replacement (€180–€300 for the first, then €15–€35 each)

Slipped, cracked or missing slates are the single most common repair in Cork. The first slate carries the callout and ladder set-up, so it’s €180–€300; each additional slate replaced on the same visit is far cheaper. If a whole slope is shedding slates, that’s usually a sign the nails have rusted through (“nail sickness”) and it becomes a re-slating or replacement conversation rather than a patch repair.

Leak trace and fix (€200–€600)

A leak rarely enters the house directly below the fault — water tracks along battens and timbers, sometimes metres from the actual entry point. Tracing it properly is the job; the fix itself is often minor once the source is found. This is where a drone inspection earns its keep, showing the whole roof from above without disturbing anything.

Lead and chimney flashing (€300–€1,400)

Flashing — the lead that seals the joints where the roof meets walls, chimneys and abutments — is where 80% of roof leaks actually start. Renewing failed lead on a simple abutment is €300–€900; a full chimney flashing job (front apron, step flashing and back gutter around the stack) is €650–€1,400 depending on stack size and access. Valley and ridge repairs (€350–€1,200)

Valleys (the lead channels where two slopes meet) and ridges (the capped line along the top) both take a beating in Cork weather. A leaking valley usually means the lead has split or the mortar has failed — expect €400–€1,200 to re-lay, roughly €80–€150 per linear metre. Loose or fallen ridge tiles are re-bedded on fresh mortar or dry-fixed at €40–€60 per linear metre.

Gutter repairs (€180–€500)

Leaking joints, sagging runs and pulled brackets are the usual gutter faults. Re-sealing joints and re-fixing brackets is at the lower end; replacing a full run or correcting the fall on a long elevation is at the higher end. Left alone, an overflowing gutter rots the fascia and soaks the wall below — a far bigger bill than the repair.

An active leak in a storm needs a fast make-safe — a tarp or temporary patch to stop water entry until a permanent repair can be scheduled in dry weather. What affects the price of a roof repair?

Why does the same “fix a leak” job cost €250 on one house and €900 on another? The big variables:

• Access and height. A single-storey extension reached from a ladder is cheap. A three-storey city terrace or a steep slope that needs scaffolding or a powered platform adds €800–€2,500 before any repair is done.
• How far it’s gone. A slipped slate caught early is a quick fix. The same slate left until water has rotted the battens and soaked the ceiling means timber repair and internal making-good on top.
• Roof material. Natural slate repairs need matching slate and careful nailing; concrete tile is faster and cheaper to swap. Lead work is priced by weight and complexity.
• Coastal exposure. Roofs in Cobh, Crosshaven, Kinsale and Carrigaline need stainless fixings and upgraded lead against salt air — expect a 10–15% premium on flashing and fixings.
• Emergency vs planned. A same-day storm callout costs more than a repair booked into the normal schedule for a dry-weather window.

Should you repair or replace your roof?

There’s a point where repair money is poorly spent. Rough rules of thumb from 25 years on Cork roofs:

• Repair if the roof is under 25 years old, the damage is localised (a patch of slates, one flashing, a single valley), and the rest of the roof is sound on inspection.
• Think about replacement if the roof is 25–30+ years old, has multiple previous repair patches, or the underlay has perished — the classic sign is daylight through the roof from the loft on a bright day.
• Definitely replace if repair cost is creeping past roughly 40% of a full roof replacement — you’re throwing good money at a roof that will need redoing within a few years anyway.

How do you get an accurate repair quote?

Two things to insist on before you hire any Cork roofer for a repair:

1. A proper look before the price. A repair quoted over the phone without anyone seeing the roof is a finger-in-the-air guess. A drone survey or ladder inspection takes minutes and costs nothing on a Keystone quote.
