Two quotes for “the same” roof job in Cork can be €8,000 apart, and both can be honest — because they’re rarely quoting the same work. The cheapest quote often looks cheap because it leaves things out that you’ll pay for later. Knowing what a complete roofing quote should contain is how you compare fairly and avoid the “extras” surprise.

In short:

A complete roofing quote names the materials and system, states the membrane and batten spec, itemises ridge, valley and flashing work, shows scaffolding and waste separately, gives a start date and duration, states the workmanship guarantee in writing, and makes clear whether it’s ex-VAT or inc-VAT. A one-line “roof — €X” quote is impossible to compare and a red flag.

Does it name the materials and system?

A good quote tells you exactly what’s going on your roof — the slate or tile type and manufacturer, or the flat-roof system (EPDM, fibreglass or felt). “New roof covering” isn’t enough; you can’t compare a budget concrete tile against premium natural slate if neither is named. Naming the product also lets you check the manufacturer warranty that comes with it.

Does it state the membrane, battens and detailing?

This is where corners get cut invisibly. A proper re-roof quote states new treated battens and a breathable membrane underlay, and itemises the ridge tiles and mortar, lead valleys and chimney flashing. These items are where most leaks start, so if they’re missing from the written quote, that’s either an omission or a job that will leak within a few years. Are scaffolding and waste shown separately?

Almost every pitched re-roof needs scaffolding, and stripping a roof produces tonnes of waste. A transparent quote shows these as separate, visible line items. The classic cheap-quote trick is to leave scaffolding or skip hire off the headline figure and invoice it later. Ask directly: “Does this price include scaffolding and waste removal?” The answer tells you a lot.

Does it state timing and a written guarantee?

A complete quote gives a start date, a realistic duration, the payment terms (a deposit to secure materials is normal; full payment up front is not), and the workmanship guarantee in writing.
